Frosch is not a classifieds portal. We are a tour operator: we take on marketing, sales, guest service and payments – in German – and we pay you for the stays. You do what you do best: hospitality.

Marketing that reaches German families

Our brand has been known in Germany since 1984. After decades we largely rely on returning customers and recognition, but we do not stop there. We have a strong presence on the German internet and every season we print catalogues distributed across Germany.

We are not an agent for every type of accommodation. We select properties because we know what sells on the German market – which is why we can promise owners high occupancy.

Frosch pays you – a risk-free model

No listing fee, no subscription, no start-up costs. You pay neither for the photo shoot nor for the German-language listing. Together with the agent you set the price list for your property; Frosch adds its own commission on top and sells the stay to guests at that price.

Frosch is the payer. The guest settles with us, and we pay you for every completed stay – in line with the agreement, on fixed dates. Whether the guest paid, cancelled or never arrived is a risk we carry. Until your first guests, the cooperation costs you nothing.

A STOLZ Photography Team photo shoot

Photos are the guest's first and most important contact with your property. That is why we use STOLZ Photography Team – an elite interior photography agency whose photographers are based in Poland's largest cities and work for leading short-term rental operators.

We organise and pay for the shoot. You get access to the Owner Portal with a guide that shows step by step how to prepare an apartment or house so it looks straight out of a catalogue.

Care from a Polish agent

Most of our team is German, but for contact with owners in Poland we have Polish agents. When you start working with us you are not anonymous: you have one person who knows your property, visits in person and stays in regular phone contact.

The agent mediates not only in financial matters – when needed they help solve day-to-day issues around running the property.

Guest service in German

All guest questions before booking, during the stay and afterwards go to our office in Münster. You do not need to speak German. You receive full information about the guests and dates, and the guests receive directions and house rules in their language.

We handle guest payments. You receive a payout from Frosch for every stay in line with the agreement – no contact with the guest's money and no risk of it not arriving.

Freedom and your own bookings

You can keep taking your own guests and selling dates through other channels. Together we agree which dates you make available to Frosch, and you report changes to the agent. The agreement runs for a minimum of 12 months with individually agreed terms.

One property is enough: a cabin for three or a single apartment. The only criterion is a kitchen or kitchenette – German guests cook on holiday.

Which properties we accept

The basic criterion is a kitchen or kitchenette – every property in our offer, whether an apartment, cabin or house, must have one. The rest depends on many factors and our team decides after talking to you.

Apartments

From studios to apartments with three or more bedrooms – in seaside and lakeside towns.

Cabins and holiday houses

Wooden and brick, year-round and seasonal, standalone and in cabin complexes.

Properties with amenities

Sauna, jacuzzi, pool, playground, bikes, lake access – the features that sell best in Germany.

Regions

Baltic coast, Masuria, Kashubia and the Drawsko Lakeland. Properties outside these regions are considered individually.

Frequently asked questions

Questions we hear from owners

Do I need to speak German?

No. All contact with guests before booking and during the stay is handled by our office. You deal with a Polish agent. It is worth having basic guest information in German or English on site – we will help prepare it.

How do settlement and commission work?

Together with the agent you set the price list for your property. Frosch adds its own commission on top and sells the stay to German guests at that total price. The guest pays Frosch, and Frosch pays you the amount from your price list for every completed stay. There are no upfront or fixed fees, and the risk of whether the guest pays sits with Frosch.

How quickly will the first bookings come?

The property goes on sale after the photo shoot and listing are ready. Most bookings for the summer season come in between January and April, so it pays to list in autumn or winter.

Can I still take my own guests?

Yes. You decide which dates you make available to Frosch. You report changes to the agent.

Who pays for the photos?

Frosch. We organise and pay for the STOLZ Photography Team shoot. The rights to the images stay with Frosch – ask your agent about using them on your own website.

What if my property is outside your regions?

List it anyway. If we cannot take it on, with your consent we will pass your contact once to one of our partners, who will contact you a single time.
