Who we are

A German brand trusted by generations of holidaymakers

Frosch Ferienhäuser is a German tour operator from Münster, continuously on the market since 1984. Our guest website, frosch-ferienhaus.de, is one of the best-known addresses for Germans looking for a holiday home by the sea or a lake.

We work with thousands of property owners in Germany, Poland, Austria, Switzerland and Italy. You do not need a guesthouse – a single apartment or a cabin for three is enough. There is one criterion: a kitchen or kitchenette.

Why haven't you heard of us? Because we advertise where our guests are – in Germany. In Poland we reach owners in person: for years our Polish agents have been travelling the coast and the lake districts looking for properties German families will love.

What you gain

Six reasons owners choose Frosch

Zero financial risk

No listing fee, no subscription, no start-up costs. Frosch is the payer: together we set the price list for your property, and we add our commission on top and pay you for every stay. Whether the guest has paid is our problem – not yours.

A longer season

German school holidays are staggered by state and retirees travel in spring and autumn. The result: bookings from April to October, not just July and August.

An elite photo shoot

Your property is photographed by STOLZ Photography Team – a specialised interior photography agency working for Poland's largest rental operators.

Marketing in Germany

A recognised brand, seasonal printed catalogues distributed across Germany, a strong presence on the German internet and a base of loyal customers.

A Polish agent, not a hotline

You have one contact person who speaks Polish, knows your property and visits in person. They help with pricing, payouts and day-to-day matters.

Full freedom

You keep taking your own guests and decide which dates you make available to us. The agreement does not close other sales channels.

How it works

From listing to your first guests in four steps

  1. 01

    You list your property

You fill in the online form – a few minutes. Property, amenities and approximate prices.

  2. 02

    An agent gets in touch

Within two weeks our Polish agent contacts you. You discuss terms and set the price list for your property together – Frosch adds its commission on top. No obligation.

  3. 03

    Photo shoot and listing

A STOLZ Photography Team photographer prepares the images and our team writes the German-language listing. Your property goes into the catalogue and onto frosch-ferienhaus.de.

  4. 04

    Guests arrive

We handle bookings, guest payments and communication in German. You welcome the guests and Frosch pays you for every stay – you never have to chase a guest for money.

Your new guests

Who are Frosch guests?

Germans happily travel to Poland not only in summer but also in spring and early autumn. Families come during school holidays – staggered across the German states, which lengthens the season. Retirees have the time and curiosity to stay with you for two weeks. They walk, cycle and value peace and quiet. They are easy, loyal guests who like coming back to the same place.

German holidays

Summer and winter holidays are staggered across 16 states – the season lasts longer than in Poland.

Longer stays

A week is standard, two weeks common – especially among guests 50+.

Loyalty

A large share of our bookings comes from returning customers who go back to proven properties.

Owner reviews

What owners who work with us say

Before Frosch our season ended on 25 August. Now the first German guests arrive in April and the last leave in mid-October. Settlements are clear and the agent answers the phone.

Marek i Ewa, Niechorze3 wooden cabins · Baltic coast

I was afraid of the language barrier. It turned out I don't need German – the office in Münster handles everything before arrival, and guests come with ready directions.

Anna, Mikołajkilakeside house · Masuria

No agency or operator has ever made such beautiful photos of our place. The same apartments, but in the pictures they look straight out of a catalogue. Guests write that it is exactly like the photos.

Tomasz, Kołobrzeg2 apartments · Baltic coast

We have worked together for over ten years. Some guests come back every year in the same week – we know them by name. It is a completely different relationship than with booking portals.

We are one of the first Frosch properties in Kashubia. The agent came in person, looked at the house and immediately told us what to improve before the shoot. The first bookings came after six weeks.

Katarzyna, Chmielnohouse with sauna · Kashubia

What I value most is that I paid nothing upfront and that Frosch pays me, not the guest. I get a transfer for every stay and I don't have to care whether the guest settled with Frosch. Other companies first invoiced me for a 'starter package'.

Cost of cooperation

How much does it cost?

Listing and the conversation with the agent are free and non-binding. Together with the agent you set the price list for your property – Frosch adds its own commission on top and sells the stay to German guests at that total price.

Frosch is the payer: we settle with the guests and we pay you for every completed stay. There are no fees for listing, the catalogue or maintaining the offer, and you carry no risk of a guest not paying.
